Section 3-A. R-4 High Density Multi-Family
Residential District |
|
1. Permitted Uses: |
- One-family dwellings.
- Two-family dwellings.
- Multi-family dwellings.
- Churches.
- Parks, playgrounds, etc.
- Accessory structures and uses pertinent to the principal structure
and use.

2. Lot area: |
- One-family dwelling: Minimum 5,500 square feet for the first
unit.
- Two-family dwelling: Minimum 7,000 square feet.
- Multi-family: 7,000 square feet for the first two-family units
plus 1,250 square feet for each additional unit located on the first
floor of each structure. Additional square footage of the lot area
may be required by the Building Official, Board of Adjustment, or the
Planning Commission.

3. Yard Requirements: |
- Front yard: 20 feet from property line or 40 feet from center
line of existing right-of-way, whichever is greater.
- Side yard: 7.5 feet from each property line.
- Side yard facing street: Same as front yard.
- Rear Yard: Minimum of 7.5 feet from property line.

4. Width: |
- Minimum width of a lot at the front yard or building line shall be 50
feet for one-family dwelling and 60 feet for two-family dwelling.
For each additional unit over one, an additional 10 feet shall be added
to a minimum width requirement for two-family dwellings. Lot width
shall be controlled by the number of units on the first floor only of
the multi-story structures.

5. Height: |
- Maximum height of a structure shall be two stories and not to exceed
35 feet.

6. Minimum Living Area (These figures shall not be used as design
criteria). |
|
a. One-family dwellings: |
- One-bedroom: Minimum living area of 600 square feet.
- Two-bedroom: Minimum living area of 800 square feet.
- Three-bedroom: Minimum living area of 1,000 square feet.

b. Two-family dwellings: |
- One-bedroom: Minimum living area of 600 square feet.
- Two-bedroom: Minimum living area of 800 square feet.
- Three-bedroom: Minimum living area of 1,000 square feet.

c. Multi-family dwellings: |
- Batchelor or economy 280 square feet.
- One-bedroom, one-bath 380 square feet.
- Two-bedroom, one-bath 500 square feet.
- Two-bedroom, more than one-bath 600 square feet.
- Three-bedroom 900 square feet.

7. On-Lot Parking Space: |
- One-family: Two on-lot designated parking space shall be
provided.
- Two-family: Two on-lot designated parking spaces shall be
provided for the first unit, and one additional spaced shall be provided
for the additional family unit.
- Multi-family: One and one-half on-lot designated parking
spaces shall be provided per family unit. (On half space
remainders none is required).

Ordinance #775 dated February 1, 1983. This
ordinance is added to the existing Code of Ordinances of the City of Mena,
Arkansas under Appendix A-Zoning, Article V. |
